PPI was founded by Harry Perks in 1990 when, spotting an opportunity in the commercial property market - but unable to afford the asset himself, Harry put together a syndicate of like-minded associates to purchase the Westland Shopping Centre in Whyalla. Harry managed the day-to-day decision-making on behalf of the syndicate and PPI was born.
Since its first acquisition in 1990, PPI has formed 13 property syndicates that now own more than 21 commercial property assets in South Australia, New South Wales and Queensland, valued at approximately $550 million. Along the way PPI has developed an enviable reputation within the commercial property industry for shrewd investing and hands-on property management.
Much of the success of PPI can be attributed to the two core principles that underpin the way we do business:
1. Long-Term Investment Horizon
At PPI we are totally focused on long-term wealth creation. Due to the high costs of transacting in the direct property market you need to view investing as a long term prospect, and be certain that the assets you are buying today are going to be the ones you will still want to own in 20 or 30 years time.
At PPI we seek to do this through our highly disciplined approach to asset selection, patient market timing and active property and financial management, all of which have been extensively honed over our 20 years of experience.
|2. Alignment of Interests|
At PPI we don’t recommend property investments to our clients if our management doesn’t 100% believe in them, and are willing to back up their conviction with a substantial personal investment. Many of our contemporaries will claim to have the same philosophy, however, how many of them can back this up by saying their Managing Director is the largest single investor across all of their investment syndicates? Probably none.
Evidence of this alignment of interest is that whilst many of these contemporaries in 2005 to 2008 were chasing growth for growths sake, spending “other people’s money”, PPI made a conscious decision to stay out of the market and not make any further acquisitions. History has since proven who made the correct decision.
Today, PPI has grown to be one of the largest private property syndication / management businesses in Australia dealing exclusively with high net worth individuals (Wholesale Investors). Harry Perks continues to maintain a very hands-on role as PPI’s Managing Director, overseeing PPI’s acquisition and syndication initiatives as well as ensuring all existing syndicates are managed and developed appropriately to maximize property values.
